Home Futures offers a new method for homeowners and investors to invest in real estate. Similar to futures trading in financial markets, this product allows individuals to invest in the future value of homes. It provides a way to build wealth and improve market efficiency by investing in the anticipated value of residential properties. Home Futures aims to make real estate investment more accessible and forward-looking

HOW IT WORKS

The Home Futures investment model allows investors to become shareholders in the property development they choose, defined by the proposed lot plan. Here’s how it works:

1. Selection and Purchase of Shares

Investors select a property from the proposed lot plan and purchase shares in that specific property. This entitles them to an interest in the property from day one, with all rights and entitlements protected under the Land Sales Act.

2. First Right of Refusal

As part of their investment, investors are granted a First Right of Refusal Deed. This deed gives them the exclusive right to enter into a contract to acquire the eventual land lot at an agreed price. Should the investor decide not to purchase the land lot, they can sell the already issued property shares that relate to the proposed lot to another buyer. If the land sale is not to a nominated buyer under the First RIght of Refusal Deed the investor agrees to have a $10,000 capital reduction from the share purchase price.

3. Development Management

Shareholders appoint Homecorp to undertake the development management of their future homes. Homecorp, with its expertise in construction and project management, ensures that the development proceeds smoothly and efficiently, adhering to the agreed specifications and timelines.

4. Maintaining Property Interest

Throughout the development process, the shareholder’s property interest remains intact. This means they retain all rights and benefits associated with the property, even as the lot is developed and transformed into a residential unit.

5. Flexibility and Security

If any changes occur during the development process, such as adjustments to the lot size or unforeseen construction modifications, shareholders are offered alternative options that align with their original investment values and preferences. This flexibility ensures that their investment remains secure and aligned with their expectations.*

*IF for any reason the Proposed Lot land sale is not to a nominated buyer under the First RIght of Refusal Deed the investor agrees to have a $10,000 capital reduction from their share purchase price.

By becoming shareholders in the development, investors directly engage in the real estate market, benefiting from potential appreciation and rental income once the property is completed. This model eliminates the need for a traditional funds manager, streamlining the investment process and providing direct ownership and control over their real estate assets

THE SALES TRANSITION

By selling home futures as a sales transition strategy, Oroshiuri Systems creates a more efficient and strategically planned estate. This approach allows Homecorp to better anticipate the needs of future homeowners, enabling more accurate planning and resource allocation. Knowing the buyers of homes three years into the future means that the development process can be streamlined, reducing delays and ensuring that homes are built to meet specific customer preferences well in advance. This foresight leads to faster community completion, enhancing the overall appeal and functionality of the estate.

The early identification of buyers through home futures also optimizes the financial and operational aspects of property development. With a clear understanding of the market demand, Homecorp can secure materials, labor, and permits more efficiently, minimizing waste and reducing costs. This not only improves the profitability of each development but also ensures that homes are delivered on time and within budget. By integrating future buyers into the planning process, Homecorp can create a cohesive and well-integrated community, further adding value to the dwellings within it.

Moreover, this model of selling home futures transforms the relationship between developers and buyers, creating a more predictable and stable market environment. It aligns the interests of all parties involved, from investors to homeowners, by ensuring that projects are completed faster and with fewer uncertainties. This accelerated delivery of homes enhances the value of the properties as part of a vibrant and complete community, where residents benefit from an environment that has been thoughtfully designed and executed. Ultimately, this approach fosters higher satisfaction among buyers, leading to positive word-of-mouth and sustained demand for future developments
